Aster DM Healthcare, one of India’s leading integrated healthcare providers, has announced a ₹580 crore investment to build a 500-bed, state-of-the-art multi-specialty hospital in Yeshwanthpur, Bengaluru. This will be Aster’s fifth hospital in the city, boosting its total bed capacity in Bengaluru to 2,580 and solidifying its position among the top three healthcare players in the metro.
Built-to-Suit Model Aligns with Asset-Light Strategy
Spanning approximately 5 lakh sq. ft, the upcoming hospital will follow a Built-to-Suit (BTS) model, reinforcing Aster’s asset-light expansion strategy. Under this model, Aster will fully operate and manage the facility, similar to its recently announced hospital on Sarjapur Road. The new hospital is scheduled to become operational in the second half of FY 2028–2029.
To bring this vision to life, Aster has signed a 30-year Agreement to Lease (ATL) with Kemwell Pvt. Ltd. Kemwell is part of the Kemfin Family Office. The agreement also includes provisions for renewal.
Strategic Location to Serve a Growing Population
Located in the rapidly developing Yeshwanthpur corridor in northwest Bengaluru, the hospital will benefit from excellent road and metro connectivity. Major roads including Tumkur Road, Outer Ring Road, Bellary Road, and Chord Road provide smooth access to both northern and western parts of the city. Additionally, the Green Line of the Namma Metro and proximity to Yeshwanthpur Railway Junction enhance the site’s accessibility.
As per the press release, Yeshwanthpur is surrounded by tech parks, industrial hubs, and dense residential neighborhoods. The area serves a catchment population of 3–4 million people. The area has witnessed growing demand for advanced tertiary healthcare services, making it a strategic choice for Aster’s expansion.
