Welspun One, an integrated fund and development management platform, has launched the country’s largest single-location Grade A warehousing and industrial park at the JNPA Special Economic Zone (SEZ) in Navi Mumbai.

With a total investment of ₹2,700 crore, the state-of-the-art facility is designed to cater to a wide range of businesses, including those in chemicals, automotive, FMCG, pharmaceuticals, and electronics.

Strategic Collaboration with JNPA

The facility is the result of a strategic partnership between Welspun One and the Jawaharlal Nehru Port Authority (JNPA), which handles around 35% of India’s maritime traffic.

The park boasts an annual throughput capacity of 36,000 TEUs and can accommodate more than 4,00,000 pallet positions. Additionally, it provides parking for over 600 trucks, making it a critical logistics hub for businesses in the region.

A Game-Changer

Spanning 55 acres, the integrated logistics ecosystem is not only set to streamline business operations but will also generate significant employment opportunities.

This is a significant step toward enhancing the logistics and supply chain infrastructure in the region.

Project Scaled Up to Meet Growing Demand

Initially envisioned as a 1.2 million sq ft park with a ₹700 crore investment, the project’s scale has now expanded to 4.45 million sq ft.

The facility includes 3.95 million sq ft of warehousing space, 0.25 million sq ft of Grade A office space, and another 0.25 million sq ft of industrial space.

The expansion is in response to the growing export-import demands driven by the JNPA Port.

Addressing Regional Infrastructure Gaps

The facility is strategically located to serve as an optimal solution to the region’s historical infrastructure gaps.

The park’s prime location is near critical transport networks, including National Highways and the Dedicated Freight Corridor (West). It is also close to the upcoming Navi Mumbai Airport, further enhancing its logistical advantages.

Enhanced Benefits for Occupiers

As part of the SEZ, businesses at the new facility will enjoy a range of benefits, including exemption from Goods and Services Tax (GST), customs duty deferment, faster customs clearance, and minimal detention or demurrage risks.

These advantages enable the seamless movement of goods and optimized inventory management. They also lead to cost savings of up to 15% and boost operational efficiency.
