Twenty years after its formation as India’s first university-linked research park, the Indian Institute of Technology Madras Research Park (IIT-M RP) is gearing up for further expansion, with plans to commission an additional 1.2 million sq ft of workspace over the next 12–18 months. The Phase Three expansion will span six new buildings, with construction expected to begin this quarter, according to the organisation’s FY26 annual report.
Near Full Capacity
The expansion comes as IIT-M RP has achieved an occupancy rate of 99%, adding 41 clients during the financial year ended March 2026, compared with 32 clients onboarded in the previous fiscal. Overall, the research park had 192 clients as of March 2026, including 95 industrial R&D centres, 59 start-ups, 17 Centres of Excellence (CoEs), three incubators and 18 other enabling organisations. IIT-M RP also witnessed a 20% change in its client portfolio during FY26, driven by new onboardings, business expansions and exits, according to additional information provided by the organisation to businessline.
Focus on Frontier Technologies
The research park said its new clients are increasingly aligned with its strategic focus on frontier technology sectors. Companies onboarded during the year operate across areas such as artificial intelligence, semiconductors, aerospace, sustainability, healthcare and advanced manufacturing. Notable additions to the IIT-M RP ecosystem in FY26 included German optics and optoelectronics company ZEISS, semiconductor start-up Vyoma Systems, spacetech start-up SatLabs, healthcare start-up ISMO Bio-Photonics and Coromandel International, part of the Murugappa Group.
Key Developments
Among the major developments during the year was the launch of the ₹600 crore IIT Madras Unicorn Frontier Fund, which aims to provide investments of ₹5–10 crore to start-ups working in areas such as defence, climate technology, quantum computing and semiconductors. In collaboration with the Government of Tamil Nadu, IIT-M RP also announced plans to develop a Centre for Advanced Semiconductor Technologies (CoAS). The centre is expected to integrate fabrication, packaging, testing, applied research and industry-driven innovation to strengthen India’s semiconductor ecosystem. Working closely with the IIT Madras Incubation Cell, the Research Park has collectively supported more than 580 ventures with a combined valuation of around $8.5 billion.
